Hello my name is Byron Fast owner of
Mandolin Designs
located in Langley BC
I have been involved in the Construction Industry for 35 years in varying capacities.
Whether I was framing or finishing,
building new homes, renovating,
or teaching Carpentry Joinery or Drafting and Design
I've had a rare opportunity to work with fantastic people
and develop skills and knowledge
necessary to help you bring your ideas to life.

The Process

Design

Great descriptors of beginning a new project together.
To start the Design phase we will meet (usually on site) so that you can explain your design ideas. This is primarily a listening meeting for me, and it is your opportunity to convey what you would like to accomplish.
Once a Design Fee Proposal is accepted we will start designing.
This often includes research, sketching, finding images and pictures you like and starts to begin the exchange of ideas.
Once the process has thoroughly identified a reasonable solution, the working drawings can begin.
Working Drawings
Consultation / Support
The onset of starting to work on the more technical / precise drawings does not mean that the project is no longer 'dynamic'
This stage is committed to the completion of all plans and completing construction notes for permit submission and construction. Site Plans, Foundation and Floor Plans, Elevation Views, Cross Sections, and Detail drawings
are some of the formats
that will be produced.
Clients will have the opportunity to review these documents and ensure that what is approved by the city and engineers are also approved by them.
Escaping the office for on-site visits is not a chore.
I Usually try and keep up with a project through informal visits to the site. I also like to keep up with the many skilled trades people I know.
If more regular scheduled consultation is required, I can provide that service as well.
